MINUTES OF THE OAKLAKE ASSOCIATION
BOARD OF DIRECTORS MEETING
June 09, 2008

Meeting was called to order at 7:30 p.m. All board members were present.

Guests: Patti Ginise, June Melody, James Melody, Matt  McNeill, Heidi Mulligan, Hank Zhaghi, Regina, Joel Schaeffer and Frank Miller.

Treasurer’s report:
Checking account: $8,042.64 -- Special assessment account: $63,370.80
T-Bill: $49,903.13 --- Reserve: $89,017.42

Security:
Frank found a device that the guard can use at night. It is a flashlight camera costing $549.00. It is for areas, which do not have cameras so the guard can identify people. Stefani made a motion to purchase the camera. Dick seconded. All in favor.

Pool:
There were two leaks. The pool did not have a normal bond beam. We found out that the pool is surrounded by 4 feet of concrete to some unknown depth. The return line was repaired and we got a permit from the city. The final bill was $3750 and it included a timer.

Clubhouse Renovation:
Dick said we have approved plans from the city. He would like to see it started in a couple of weeks. Dick said that Robert Sprague has been very helpful with this project.
 
The bridge awning is up and looking nice.

Street repair:
We signed a contract and the work is scheduled. A speed bump will be added on Sedan and some bumps will be smoothed out. On July 11th they will be sealing cracks in the street. A seal coat will be applied on Tuesday August 12th. All residents will be notified because their sprinklers need to be turned off. Letters will be sent to the three homeowners whose property is damaging the street.

CC n Rs:
They are ready to go out. Rules and regulations are being sent out for a 30-day comment. The board will look at the comments and make any necessary changes.

Devry:
There was a meeting on the 29th of April. Trammel Crowe seems to agree on no manufacturing. We do not want a Fed Ex type of warehouse. We do not want retail. Trammel Crowe passed out a letter to the membership of the West Hills Neighborhood Council with no changes. Ed Crowe sent a negative letter. We are going to try to have the WHNC vote on this in July. We now have 655 signatures. We are going to ask the WHNC to reject the project. Hank and Yossi prepared a video of Fallbrook today and of Trader Joe’s to show the congestion that the project will bring. Alec said that Hank, Alex and Yossi have been a tremendous help. There are water cleanup issues. In 1992-1993 there were poor readings where they want to put the retail. There were contaminants found in the soil. The Department of Toxic Control is putting together test plans. We are keeping an eye on the environmental issue.

Robert Sprague has resigned and we are looking for a new member.

The brush in the green belt is growing and the sprinklers need to be repaired. John will contact the fire department.
